Tenancy Selection
We adopt a very strict screening process, which aims to obtain the best possible tenant for your property. Our detailed application form enables us to establish current and previous tenancy and employment history, as well as screening business and personal references. We also complete a credit check on the tenants through a National Tenancy Database (T.I.C.A). This information is only available to estate agents and advises us if the tenant has outstanding debts or judgements against their name. This protects you from poor tenants. We will then contact you directly to discuss the application on its merits and the final choice of the tenant is your decision.
Lease Agreement
We prepare all the documentation, ensuring stringent legal compliance. It is also our responsibility to ensure that all requirements to the lease are clearly explained to the tenants at the time of signing this important document and the tenant has to read and understand their obligations.
Maintenance
It is our policy that all owners are contacted and authorisation is obtained before work can be carried out (other than emergency repairs as stipulated in the Residential Tenancy Act). Our office uses trusted qualified tradesman who look after our managed properties. Property Management can organise any works to be done on your behalf or we can use your preferred trade's person though we would need information of these trade's people for our files.
Routine Inspection and Rental Reviews
Rents are reviewed annually, taking into account market conditions and any change in the actual property. A Landlord can increase the rent at the end of a fixed term agreement with notice or by 2 months notice in writing for a periodic agreement. Routine inspections are conducted on all properties to ensure the tenancy is running smoothly and to safeguard our clients financial interests. Condition reports are completed both at the commencement and termination of the tenancy. This ensures that the property is maintained and left in good condition.
